How It Works
Roof lifespan depends heavily on material, climate, and maintenance. Asphalt shingles in the hot South may last only 12-15 years due to UV degradation, while the same shingles in a mild northern climate may last 25+. Signs of aging: granule loss in gutters (shingles), curling or buckling, moss or algae growth, cracked/missing tiles, and rust spots on metal. Annual inspection from the ground with binoculars can catch problems early. The most common failure point is not the field material but rather the flashings and sealants around penetrations. A 30-year shingle does not mean a 30-year roof — it refers to the warranty under ideal conditions.
